Coffee County TN Home Prices by Town
People often ask me how home prices in Manchester compare with Tullahoma and the smaller towns around Coffee County. This page puts every town side by side, using real Realtracs MLS numbers for the last 12 full months, October 2025 through September 2026, with active listings as of October 27, 2026.
How towns are grouped: each sale and listing is grouped by the city in its MLS address. That is the mailing city, which does not always match city limits. Every row in this data is recorded in MLS as Coffee County, so the Tullahoma figures cover the Coffee County portion of Tullahoma only, and homes on the far side of a county line are not counted.

What the numbers show
- Manchester and the Coffee County portion of Tullahoma accounted for 786 of the 862 closed sales, or 91.2 percent, and 286 of the 317 active listings.
- The Manchester median sale price was $333,900 and the Tullahoma median was $294,500, compared with $324,700 for the whole county.
- In the four smaller towns with their own row, medians ran from $325,000 in Normandy to $480,000 in Morrison, on 11 to 36 sales each. With that few sales, the mix of homes that happened to sell moves the median more than any trend.
- Compared with October 2024 through September 2025, the countywide median was up 1.5 percent, Manchester was down 1.8 percent and Tullahoma was up 4.4 percent.
- Bradyville, Estill Springs and Wartrace had 2 closed sales combined over the 12 months and 2 active listings, so they are shown as counts only.

Compared with the prior 12 months
This table compares October 2025 through September 2026 with October 2024 through September 2025, using the same rules for both periods.
| Town (MLS city) | Closed sales, October 2024 through September 2025 | Closed sales, October 2025 through September 2026 | Median sale price, prior year | Median sale price, last 12 months | Change in median |
|---|---|---|---|---|---|
| Manchester | 418 | 397 | $339,900 | $333,900 | Down 1.8 percent |
| Tullahoma (Coffee County portion) | 308 | 389 | $282,000 | $294,500 | Up 4.4 percent |
| Hillsboro | 34 | 36 | $309,750 | $372,450 | Up 20.2 percent |
| Beechgrove | 17 | 14 | $325,000 | $402,500 | Up 23.8 percent |
| Normandy | 7 | 13 | Too few sales | $325,000 | Not shown |
| Morrison | 14 | 11 | $402,500 | $480,000 | Up 19.3 percent |
| Other towns combined | 8 | 2 | Too few sales | Too few sales | Not shown |
| All of Coffee County | 806 | 862 | $319,900 | $324,700 | Up 1.5 percent |
Normandy had 7 sales in the prior 12 months, too few for a median, so no change is shown. The other towns combined had 8 sales in the prior 12 months (Bradyville 3, Estill Springs 2 and Wartrace 3). A change in a median shows how the middle sale moved, which depends on which homes sold. It is not the change in value of any one home.

About these numbers
- Source: Realtracs MLS, residential property in Coffee County, Tennessee. Data as of October 27, 2026.
- Town: the MLS City field, which is the address city. An address city does not always match city limits or county, so confirm the city and county for any specific home. Tullahoma city limits also reach into Franklin County, and those homes are not in this data.
- Period: closed sales from the last 12 full months, October 2025 through September 2026, compared with October 2024 through September 2025. Active listings count homes in Active status on October 27, 2026; coming soon and under contract listings are not counted as active.
- Scope: single family homes, townhouses, condos and modular homes, the same scope as my Coffee County housing market report. Manufactured homes are excluded; 54 manufactured home sales countywide were left out of the last 12 months.
- Months of supply equals active listings divided by the average number of closed sales per month over the last 12 months.
- Days on market uses the MLS days on market field. Price per square foot uses the MLS price per square foot field, which is based on MLS total square footage and may include basement area. One Tullahoma sale had no square footage in MLS and is left out of the price per square foot figures.

Fair housing note: this page describes homes and sales data, not who lives in any area. Every home is open to every buyer.

Common questions
What is the median home price in each Coffee County TN town?
From October 2025 through September 2026, Realtracs MLS medians by address city were: Manchester $333,900 on 397 sales; Tullahoma (Coffee County portion) $294,500 on 389 sales; Hillsboro $372,450 on 36 sales; Beechgrove $402,500 on 14 sales; Normandy $325,000 on 13 sales; Morrison $480,000 on 11 sales. The median for all of Coffee County was $324,700 on 862 sales. Manufactured homes are not included.
Which Coffee County towns had the most home sales?
Manchester had 397 closed residential sales and the Coffee County portion of Tullahoma had 389, together 91.2 percent of the 862 sales in the county from October 2025 through September 2026. Hillsboro had 36, Beechgrove had 14, Normandy had 13 and Morrison had 11.
Are home prices up or down in Coffee County towns?
Comparing October 2025 through September 2026 with October 2024 through September 2025, the countywide median was up 1.5 percent, from $319,900 to $324,700. The Manchester median was down 1.8 percent and the Tullahoma median was up 4.4 percent. The smaller towns had between 11 and 36 sales, so a few sales can move their medians a lot.
Do the Tullahoma numbers cover the whole city?
No. Tullahoma city limits reach into Franklin County, and the MLS data used here covers Coffee County listings only. The Tullahoma figures are for homes with a Tullahoma address recorded as Coffee County.
Why do some towns show a count only?
A median of a handful of sales can mislead, so medians are shown only for groups with 10 or more closed sales. Bradyville, Estill Springs and Wartrace had fewer than 10 sales each, so they are combined into one row with counts only.
How many homes are for sale in each Coffee County town?
On October 27, 2026 there were 317 listings in Active status countywide: Manchester 137, Tullahoma (Coffee County portion) 149, Hillsboro 12, Beechgrove 9, Normandy 3, Morrison 5 and 2 in the other towns combined.
