What Is My Manchester Home Worth?
It is the most common question I get from homeowners, and it deserves a real answer. Your home is worth what a ready buyer will pay for it in today's market. The trick is estimating that number before you list.
Why online estimates often miss
Automated estimates use public records and math models. They often do not know about your new roof, your finished basement, the extra acre, or the fact that the house down the street sold for less because it needed work. In a smaller market like Coffee County, there may be fewer recent sales nearby, which makes automated estimates even less reliable.
How an agent estimates value
A comparative market analysis, or CMA, looks at:
- Recent sales of similar homes close to yours
- Homes that are on the market now, which are your competition
- Homes that went under contract recently
- Listings that expired without selling, which show where buyers said no
- The condition, updates, lot and location of your home
From there I can suggest a price range that fits today's buyers.
A CMA is not an appraisal
An appraisal is completed by a licensed appraiser, usually for a lender after you accept an offer. A home value report from an agent is an opinion of market value meant to help you plan. It is a great starting point, but it is not an appraisal.
Things that tend to matter to buyers
- Condition of major systems like the roof, heating and cooling, and water heater
- Kitchens and baths
- Usable yard and lot
- Location within the area, including school zone and drive time
- How the home shows in photos and in person
What you can do now
