Room by room, before you list
Prepare to Sell Checklist
A little preparation can make a big difference in how buyers see your home. Use this checklist in the weeks before you list. You do not have to do everything; focus on what buyers will notice first.
Paperwork to gather
- Your deed and most recent mortgage statement
- Property tax records
- Receipts and dates for major updates such as roof, heating and cooling, and water heater
- Warranties that may transfer to a buyer
- Survey or plat, if you have one
- Information for well and septic systems, if the home has them
- HOA documents, if applicable
Repairs worth handling
- Leaky faucets, running toilets and slow drains
- Burned out bulbs and broken switches or outlet covers
- Sticking doors and windows
- Damaged screens and torn weatherstripping
- Water stains, which make buyers worry; find and fix the source
- Peeling paint, especially outside
Consider a prelisting inspection if your home is older or you are unsure of its condition. It helps you avoid surprises during the buyer's inspection.

Common questions
Should I get an inspection before I sell?
A prelisting inspection can help with older homes or when you are unsure of the condition, so you can address issues before a buyer inspection.
What documents do I need to sell my house?
Your deed, mortgage statement, tax records, receipts for major updates, transferable warranties, any survey, well and septic information, and HOA documents if applicable.
