Manchester TN Subdivisions: Home Sales by Subdivision Name

Buyers often ask me which subdivisions in Manchester have homes selling, and what those homes sold for. This page lists real Realtracs MLS sales by subdivision name for Manchester over the last 12 full months, October 2025 through September 2026, with active listings as of October 27, 2026.

Please note: subdivision names on this page are shown as listing agents entered them in the MLS. They are not official boundaries, and the same neighborhood can be entered more than one way. This page does not describe or rate any subdivision. If you want to know about a specific neighborhood, call or text Matt at (615) 497 1658 and he can pull the sales and listings for it.

Closed residential sales from October 2025 through September 2026, sorted by number of sales, then by name. Subdivision names are listed only with 3 or more closed sales. A median sale price is shown only for groups with 5 or more sales; smaller groups show Too few sales, because the middle of three or four sales can swing with a single home. Active listings count homes in Active status on October 27, 2026.

What the table shows

  • 308 of the 397 Manchester sales, or 77.6 percent, had a subdivision name in the MLS. Those sales were spread across 134 different names.
  • The 33 names in the table account for 174 sales, or 43.8 percent of all Manchester sales. 100 other names had only 1 or 2 sales each.
  • Stonehenge had the most closed sales of any subdivision name, 23, and 10 active listings on October 27, 2026.
  • 89 sales, or 22.4 percent, had no subdivision listed. Their median sale price was $299,900, compared with $333,900 for all Manchester sales.
  • 25 subdivision names had an active listing on October 27, 2026 but no closed sale in the 12 months, so they are not in the table.

A median is the middle sale, not the value of any one home. Homes in the same subdivision can differ in size, age, lot and condition, so a subdivision median is a starting point for questions, not a price for your home.

How this page reads the Subdivision field

  • Area: homes with Manchester as the MLS address city and ZIP code 37355. In these exports every Manchester address has ZIP code 37355, so the two rules give the same homes. An address city does not always match city limits.
  • Names are shown as entered. The only cleanup was trimming extra spaces and merging names that differ only by capital letters (Belmont Estates, Reserve at Northridge and The Bluffs at Bashaw Creek were each entered two ways).
  • Different spellings stay separate. Some listings use a longer version of a name, such as a subdivision name followed by a builder name, or a name with or without The in front, and each version is counted as entered. Some entries are road names or other labels rather than a subdivision name.
  • No subdivision listed groups every sale where the field was blank or said none, NA or something similar (67 blank and 22 with none, NA, no, 0 or a single dash). One subdivision name that met the threshold is not listed by name on this page; its 6 sales and 1 active listing are counted in the All other subdivision names row and in every total.

Before you buy in a subdivision

A subdivision name in the MLS does not tell you about covenants, fees or city services, so check those for the exact home. The Coffee County Register of Deeds records subdivision plats, and Tennessee law (Tenn. Code Ann. section 66 5 213) says a seller of a home in a planned unit development must make the restrictive covenants, homeowner bylaws and master deed available on request. Ask whether the address is inside city limits, look it up on the FEMA flood map, and confirm school zoning with the district. My guides to townhomes and HOA fees, flood zones, property taxes and schools walk through each check.

Selling a home in a Manchester subdivision?

When I prepare a value report, I look at recent sales near your home, including sales under the same subdivision name when there are enough of them, and adjust for size, age and condition. Request a free home value report, or read what is my Manchester home worth.
