Groups with fewer than 10 closed sales show a count only, because a median of a handful of sales can mislead. The new construction and resale groups come from the MLS new or existing field. Price per square foot uses the MLS price per square foot field.

What the numbers show

  • Townhomes and condos are a small slice of the Coffee County market: 24 of the 862 residential sales from October 2025 through September 2026, or 2.8 percent.
  • Most of them sold in Tullahoma (22 sales). Manchester had 2, at $280,000 and $283,900, too few for a median.
  • The townhome and condo median of $252,500 was lower than the countywide median of $324,700 for all residential sales.
  • New construction made up 14 of the 24 sales, with a median of $287,900. The 10 resales had a median of $181,950 and were smaller, with a median of 1,088 square feet.
  • 14 of the homes sold had 3 bedrooms and 10 had 2. 18 were listed as two stories and 6 as one story, and only 1 listed the primary bedroom on the main level.

With only 24 sales in a year, one or two closings can move these medians a lot. If you are watching this part of the market, I will pull the individual sales and listings that fit your search.

Active listings on October 27, 2026

There were 14 townhomes and condos in Active status in Coffee County: 12 in Tullahoma and 2 in Manchester. List prices ran from $185,000 to $525,000. 10 of the 14 were new Tullahoma listings built in 2026 with the same list price, $185,000, and the same square footage, so a single median list price would mostly describe that one group. List prices are asking prices, not sale prices.

HOA fees and what they cover

All 24 townhome and condo sales from October 2025 through September 2026 were listed with an owners association. Most fees were paid monthly (21 of 24). Converted to a monthly amount, the median fee was $125, and fees ranged from $40 to $305 a month.

What the fee covers varied. Grounds maintenance was listed on 21 sales, exterior maintenance on 7, trash pickup on 5, insurance on 3 and pest control on 1. 10 listings also entered an association transfer fee, from $200 to $275. For rentals, 18 listings said long term rentals were allowed, 2 said renting was forbidden and 4 left the field blank. These fields are entered by the listing agent, so confirm each one in the association documents.

What to check before you buy a townhome or condo

1. Ask for the association documents

Under TCA 66 5 213, the seller must disclose if the property is in a planned unit development and make the restrictive covenants, homeowner bylaws and master deed available on request. Ask for them early and read the rules on fees, exterior changes, pets, parking and rentals before your inspection and financing deadlines. My Tennessee seller disclosure guide covers the other disclosures you should receive.

2. Know what the fee pays for

Compare the fee to what it covers. A higher fee that includes exterior upkeep and insurance can cost less overall than a lower fee that covers only the grounds. Ask whether a transfer fee is due at closing and who pays it, and add the monthly fee to your budget when you talk with your lender.

3. Check the financing early

According to USDA, its guaranteed loan can be used for a new or existing home used as a permanent residence, including detached, attached and condo homes, as long as the property does not produce income; see my USDA loan guide. If you are using FHA, ask your lender whether the condo project is eligible for FHA financing before you make an offer; my FHA loan guide lists other questions to ask.

4. Insurance and flood zones

Find out what the association insurance covers and what you need to insure yourself. FloodSmart says any homeowner in a community that participates in the NFIP is eligible for a flood policy, including condominium and townhouse owners, and most homeowners insurance does not cover flood. Look up the address on the FEMA flood map; my flood zones guide walks through it.

5. Inspections still matter

Shared walls and an association do not replace a home inspection. If you are using a VA loan, VA training materials say units in stacked condominium buildings generally do not need a wood destroying insect inspection unless the appraiser notes a possible problem, while villa or townhome style condos need one unless the association has a treatment guarantee. My home inspection guide and termite inspection guide cover the details.

6. Match the layout to how you live

Most townhomes sold here were two stories. If you want everything on one level, filter for it from the start, because only 6 of the 24 sales were listed as one story. My downsizing guide has questions to help you decide between a townhome and a detached home.
