How this page defines new construction
Realtracs MLS has a field where the listing agent marks how a home was built. On this page, a home counts as new construction when that field says New or To Be Built. Every other value (Existing, Renovated, Approximate or Historic) counts as an existing home. Of the 218 new construction sales, 4 were marked To Be Built. A renovated home is not counted as new, even if the work was recent. Because the field is entered by the listing agent, a few homes may be labeled differently than you would expect.
New construction compared with existing homes
| Group | Closed sales | Median sale price | Median price per square foot | Median days on market | Median square feet |
|---|---|---|---|---|---|
| New construction | 218 | $349,995 | $210.25 | 43.5 | 1,631 |
| Existing homes | 644 | $309,950 | $187.28 | 25 | 1,684 |
| All homes | 862 | $324,700 | $195 | 28 | 1,657 |
Closed sales from October 2025 through September 2026. Price per square foot uses the MLS price per square foot field, which is based on MLS total square footage. One existing home sale had no square footage in the MLS and is left out of the price per square foot and square feet figures.
What the numbers show
- About one in four homes sold in Coffee County was new construction: 218 of 862 sales from October 2025 through September 2026, or 25.3 percent.
- The new construction median of $349,995 was higher than the existing home median of $309,950, while the median size was close: 1,631 square feet for new and 1,684 for existing.

- New construction took longer to sell, with a median of 43.5 days on market compared with 25 for existing homes.
- The most common new construction price range was $300,000 to $399,999, with 104 sales. Only 6 new homes sold under $200,000.
- 206 of the 218 new construction sales had a year built of 2025 or 2026 in the MLS. 14 were attached homes such as townhomes, and the rest were detached.
A median is the middle sale, not a promise of what a particular home will sell for. Lot size, finishes and location all move the price, so I compare a new home with recent sales that match it before you write an offer.

Where new homes sold
| Area | New construction sales | Share of all sales in the area | Median sale price | Median price per square foot | Median days on market |
|---|---|---|---|---|---|
| Manchester | 106 | 26.7 percent | $346,000 | $213.66 | 40.5 |
| Tullahoma | 103 | 26.5 percent | $340,000 | $206.63 | 44 |
| Other Coffee County towns | 9 | 11.8 percent | Too few sales | Too few sales | Too few sales |
Manchester and Tullahoma accounted for nearly all new construction sales: 106 and 103. In each of those two areas, about one in four sales was new construction. The other towns in Coffee County had 9 new construction sales combined, so I show a count only. Medians are shown only for groups with at least 10 sales, because a median of a handful of sales can mislead.
Manchester means a Manchester address with ZIP code 37355, as on my Coffee County housing market report. Tullahoma covers the Coffee County portion only; see the Tullahoma housing market report.

What to check before you buy new
1. Bring your own agent from the first visit
The builder sales staff works for the builder. Your own agent can read the contract with you, ask about warranties and timelines, and track deadlines. Some builders have rules about when an agent must first be involved, so ask before your first visit. Since August 2024, agents who are MLS participants must have a written agreement with buyers before touring. My buyer representation guide explains how that works.
2. Check the builder license
In Tennessee, a contractor license from the Board for Licensing Contractors is required before a contractor bids, offers a price or contracts on a project of $25,000 or more. You can look up a license through the Tennessee Department of Commerce and Insurance. Ask for the license number and check it before you sign.
3. Read the contract and the warranty
Builders often use their own contract. Ask what is included in the base price and what costs extra, what the warranty covers, who handles permits, and what happens if construction runs late. Under TCA 66 5 209, the first sale of a home with a builder warranty is one of the transfers exempt from the Tennessee disclosure statement, so the written warranty matters. My seller disclosure guide covers the rule.
4. Hire your own home inspector
A new home is inspected by the building department for code, but that is not the same as an inspection for you. Many buyers hire their own licensed home inspector at key stages and before closing. Tennessee requires home inspectors to be licensed by the Department of Commerce and Insurance. See my home inspection guide.
5. Ask about radon
The EPA says to ask your builder about radon resistant features, and that every new home should still be tested as soon as possible after you move in. My radon testing guide has the details.
6. Look up the flood map
FEMA says floods can come from storms, drainage system backups, broken water mains and changes to land from new construction. Look up the lot on the FEMA flood map before you commit; my flood zones guide walks through it.
7. Talk with a lender early
Talk with a lender before you sign a builder contract. If you plan to build on your own land instead, that usually calls for a construction loan or a construction to permanent loan. My new home building guide covers permits, septic, utilities and construction loans.
