How selling with an agent works in Manchester
Every sale is a little different, but most follow the same path. Here is a plain overview of the process I follow with sellers in Manchester and Coffee County. Each step links to a longer guide if you want the details. For the full walkthrough, read how to sell a house in Manchester, step by step.
1. Price from a comparative market analysis
A comparative market analysis, or CMA, looks at recent sales of similar homes near yours, homes on the market now, homes that recently went under contract and listings that expired without selling. It also accounts for the condition, updates, lot and location of your home. From there I suggest a price range that fits today's buyers. I will show you the comparable sales and competition behind my recommendation, and the final decision is always yours.
A CMA is an opinion of market value meant to help you plan. It is not an appraisal. Read what is my Manchester home worth, or request your free home value report.
2. Choose your timing
Your next move usually matters more than the season. Are you buying another home, relocating or moving to something smaller? Read the best time to sell in Manchester. Moving to a smaller home? See downsizing in Manchester. Handling a home you inherited? Start with selling an inherited home in Tennessee.
3. Prepare the home
Fix small things, clean deeply, clear clutter and gather your records. My prepare to sell checklist goes room by room. Some sellers also choose to test for radon or review a termite contract before listing; see radon testing when buying or selling and termite inspections in Tennessee. If you would rather not make repairs, read selling a house as is in Manchester.
4. Complete your disclosures
Tennessee law requires most sellers to give buyers a residential property disclosure statement covering known material defects, or a disclaimer statement only if the buyer waives disclosure. The statement must be delivered before the purchase contract is accepted. My guide to Tennessee seller disclosure explains the rules. For legal questions about your own sale, talk with a Tennessee attorney.
5. Put the listing agreement in writing and go to market
We put our agreement in writing, and I walk you through it line by line, including how compensation works. Real estate commissions are negotiable and are agreed in your listing agreement; they are not set by law. From there, your home goes into the MLS, I handle the showing schedule and I share buyer feedback with you.
6. Review offers
Price is only one part of an offer. Financing, earnest money, inspection terms, appraisal terms, the closing date and any request for help with costs all matter. I will help you compare offers side by side.
7. Inspections and appraisal
Most buyers order a home inspection and may ask for repairs, and we negotiate any requests together. If the buyer uses a loan, the lender orders an appraisal. My home appraisal guide explains what sellers can do if the value comes in low, and the home inspection guide shows what buyers usually look at.
8. Closing
At closing, you sign the deed and the closing agent pays off your mortgage and other costs from the proceeds. Read my overview of seller closing costs in Tennessee so the numbers are not a surprise.

Common questions
How do I start selling my house in Manchester TN?
Call or text Matt Sargent at (615) 497 1658 or request a free home value report. Matt reviews recent sales near your home and current competition, suggests a price range, and talks through your timing and plans with you.
How is my asking price set?
From a comparative market analysis that looks at recent sales of similar homes nearby, homes on the market now, homes recently under contract and listings that expired, plus the condition, updates, lot and location of your home. The final price decision is always yours.
Is a home value report the same as an appraisal?
No. An appraisal is completed by a licensed appraiser, usually for a lender after you accept an offer. A home value report is an agent opinion of market value to help you plan.
Do I have to give the buyer a disclosure statement in Tennessee?
Most sellers do. Tennessee law requires a residential property disclosure statement of known material defects, or a disclaimer statement only if the buyer waives disclosure, delivered before the contract is accepted.
Are real estate commissions set by law?
No. Commissions are negotiable and are agreed in your listing agreement.
Does it cost anything to talk with Matt about selling?
No. A first conversation and a home value report are free and carry no obligation.
