I am Matt Sargent, a real estate agent with Keller Williams. My Tennessee license is listed with the Tennessee Real Estate Commission as an active affiliate broker license, number 329785, under my full name, Matthew Douglas Sargent. I grew up in Murfreesboro and went to Middle Tennessee State University, so this part of the state has always been home. I help buyers and sellers in Manchester, Tullahoma and across Coffee County.

How I work with buyers

We start with a conversation. I want to understand your budget, timeline, commute and what a great home looks like to you.
We put our agreement in writing. Since August 17, 2024, agents who are MLS participants must have a written agreement with a buyer before touring homes. I walk you through it line by line, including how compensation works, which is negotiable and not set by law. My buyer representation guide explains it.
We get you preapproved. I can point you to lenders, and I will explain options like VA, USDA and THDA programs.
We tour with a purpose. I point out things that matter here, such as school district lines, septic systems, utility providers and whether a home is inside city limits.
We negotiate and close. I track every deadline from offer to closing and keep you updated.

How I work with sellers

A clear value. I prepare a custom home value report based on recent sales near your home, not an automated guess. You can request one free.
A plan to prepare. My prepare to sell checklist covers the work that tends to matter most.
Required paperwork. Tennessee's Residential Property Disclosure Act requires sellers to provide a disclosure statement in most sales. I help you get it right.
Marketing and showings. I put your home in front of buyers and handle the scheduling and feedback.
Negotiation through closing. I help you weigh offers and work through inspections, appraisal and closing.
