Buying a home before you live here
Moving to Manchester From Out of State
Buying a home in a state where you do not live yet takes a little more planning, but people do it all the time. Here is how I help out of state buyers relocate to Manchester and Coffee County.
Learn the area from a distance
Start with the big picture. Manchester is the Coffee County seat, on Interstate 24 about an hour from both Nashville and Chattanooga. Arnold Air Force Base and Tullahoma are close by. Read Living in Manchester and the neighborhoods guide to get oriented.
Know a few Tennessee basics
- Tennessee does not tax wages, according to the state Department of Revenue.
- Property taxes are set locally; ask for the tax record on any home.
- Tennessee charges a recordation tax at closing on the deed and the mortgage.
- Most sellers must give buyers a residential property disclosure statement.
- Manchester is in the Central time zone.
Financing across state lines
Get preapproved with a lender licensed in Tennessee. If you are selling a home where you live now, ask your lender how that sale affects your approval and timing.
Touring without being here
Video tours let you see a home in real time and ask questions. I can show you the street, the neighbors' yards, road noise and anything else photos leave out. Many buyers do a first round by video, then visit for a day to see their top choices.
Plan one trip well
If you can make one visit, plan it around your shortlist. Drive your future commute, visit schools if they matter, and walk downtown. If you can only come once, it often makes sense to come for the inspection.
Signing and closing remotely
Many documents can be signed electronically. Ask your closing attorney or title company early about which documents need a notary and whether remote closing is available for your loan.
Timing your move
Coordinate your closing date with your lease end or home sale, your moving company and your start date at work or school. Build in a little cushion for delays.
