A local guide from Matt Sargent

Living in Manchester, Tennessee

Manchester is the county seat of Coffee County, a small city in Middle Tennessee that sits right on Interstate 24. If you are thinking about calling it home, this guide covers the things people ask me most: where it is, what there is to do, how schools work, and what to expect day to day.

Where Manchester sits on the map

Manchester is roughly halfway between Nashville and Chattanooga. The Coffee County Industrial Board lists the distance at about 64 miles to Nashville and 69 miles to Chattanooga, and the state park brochure for Old Stone Fort describes the town as about an hour from both cities. Nashville International Airport is about 59 miles away. US 41 and State Highways 53 and 55 also run through the area, and the county has six exits on Interstate 24.

The city was incorporated in 1838. At the 2020 Census, Manchester had 12,212 residents and Coffee County had 57,889. Tullahoma, the other incorporated city in the county, is close by, and the unincorporated communities of Hillsboro, Beechgrove, Summitville and Arnold AFB round out the county.

The heart of town

The historic Coffee County Courthouse anchors the public square downtown and is listed on the National Register of Historic Places. City Hall, county offices and local shops are all close to the square, which makes downtown the place where a lot of everyday business gets done.

Outdoors close to home

The Duck River and Little Duck River shape much of Manchester. Old Stone Fort State Archaeological Park, on the north side of town along US 41, protects an ancient Native American ritual enclosure along with waterfalls, pools and trails. The city also lists the Little Duck River Greenway, City Park, the Recreation Complex outdoor pool, an indoor pool and Rutledge Falls among its things to do.

A little farther south, Tims Ford State Park sits on Tims Ford Lake near Winchester in Franklin County. It is a popular spot for boating, fishing, camping and golf.

Bonnaroo and events

Great Stage Park in Manchester has been the home of the Bonnaroo Music and Arts Festival since 2002. For a few days each year the festival brings visitors from all over the country. Locals tend to plan errands and travel around festival traffic, and it is worth asking about if you are looking at homes near the park.

Work and Arnold Air Force Base

Arnold Air Force Base sits between Manchester, Tullahoma and Winchester and straddles Coffee and Franklin counties. It is headquarters for the Arnold Engineering Development Complex, so many residents work on base or with contractors that support it. See my Arnold AFB area guide for more.

Schools

Two public districts serve families in Manchester: Manchester City Schools and Coffee County Schools, which runs Coffee County Central High School. Zoning depends on the exact address, so always confirm with the district. My schools guide links to both.

Is Manchester a good fit for you?

People often choose Manchester because it offers a small town pace with an interstate at the edge of town and two major cities about an hour away. If you want to talk through whether it fits your plans, I am glad to help. Start with my buyer guide or read about moving to Manchester.
