What Is Happening With Homes at My Price?

Blog cover: What Is Happening With Homes at My Price? Manchester by price range, Matt Sargent, Keller Williams

People often ask me how the Manchester market is doing. The honest answer is that it depends on your price range. A home under $300K is in a very different market from a home at $550,000, even on the same side of town. Here is what the Realtracs MLS shows for Manchester (37355) in three price ranges, so you can see where your home fits.

The short answer: homes under $300K face the least competition, with about 2 months of supply. The $300K to $499K range is the busiest and the most balanced, at about 4.5 months. Homes at $500K and up have the most competition, at about 7.7 months, so careful pricing matters most there.

Homes for sale by price

As of October 27, 2026, 137 Manchester homes were for sale, and 133 of them showed a list price. Here is how they split:

  • Under $300K: 23 homes
  • $300K to $499K: 80 homes
  • $500K and up: 30 homes

Homes sold by price

In the last 12 months, from October 2025 through September 2026, 397 homes sold:

  • Under $300K: 138 homes
  • $300K to $499K: 212 homes
  • $500K and up: 47 homes

Put those two lists side by side and you can already see the story. Under $300K, far more homes sold over the year than are for sale today. At $500K and up, the number for sale today is much closer to a full year of sales.

What months of supply means

Months of supply is how long today's listings would last at the past year's sales pace, if no new homes came on the market. It is a simple way to compare competition between price ranges.

  • Under $300K: about 2.0 months
  • $300K to $499K: about 4.5 months
  • $500K and up: about 7.7 months

Fewer months means less competition for sellers and more competition among buyers. More months means buyers have more choices, and sellers need to stand out.

Under $300K

With 23 homes for sale and 138 sold in 12 months, this range has about 2 months of supply. Sold homes had a median of 21 days on market. Sellers here face the fewest competing listings.

If your home is in this range, a well prepared home priced in line with recent sales can expect strong interest. Many buyers use FHA, USDA, VA or THDA loans, so be ready for lender required appraisals and inspections. My guides on FHA loans and THDA down payment help explain what those buyers go through.

$300K to $499K

With 80 homes for sale and 212 sold, this range has about 4.5 months of supply. Sold homes had a median of 32.5 days on market, and 33 of the 80 for sale had cut their price.

This is the heart of the Manchester market. There are plenty of buyers, but also plenty of choices. Condition, photos and price all matter, because buyers can easily compare your home with several others on the same weekend.

$500K and up

With 30 homes for sale and 47 sold, this range has about 7.7 months of supply. Of 46 sales with a list price on record, 15 (33%) closed at or above list, so pricing carefully matters most here.

Higher priced homes often have features that are harder to compare, such as acreage, shops, pools or custom finishes. That makes pricing harder, and a home that starts too high can sit. My page on homes with acreage in Coffee County has more on land sales.

What this means if you are buying

The same numbers work in reverse for buyers. Under $300K, choices are thin, so be ready to act when the right home comes up. At $500K and up, you may have more room to compare and to negotiate. My post on how much house you can buy in Manchester has more detail for buyers.

How to use these numbers

If you are thinking about selling, start by finding your range. Then ask three questions:

1. How many homes in my range are for sale near me right now?

2. How fast have homes like mine sold in the last few months?

3. What will make my home the one buyers choose this weekend?

In a range with few listings, a well prepared home may draw quick interest. In a range with many listings, the homes that stand out are the ones with the best mix of condition, photos and price. My prepare to sell checklist covers the condition part.
