What recent sales show
What Is My Manchester Home Worth Right Now?

If you own a home in Manchester, you have probably wondered what it would sell for today. Online estimates give you one number with no explanation. Recent sales tell a better story. I pulled the Realtracs MLS numbers for Manchester (37355) so you can see where homes like yours have been selling, how fast they sold and what that means for your own price.
The short answer: the median Manchester home sold for $333,900 over the last 12 months. But your price range, your street and the condition of your home matter far more than that one number. A free home value built on the sales closest to yours is the only way to get a real starting point.
The median sale price was $333,900
From October 2025 through September 2026, 397 homes sold in Manchester. Half sold for more than $333,900 and half sold for less. That is the median, the middle sale.
A median is useful because one very expensive or very inexpensive sale does not pull it around much. But it is a midpoint for the whole city, not a price tag for your house. A three bedroom ranch near downtown and a large new home on acreage both count in that same number.
Your price range tells you more
When I split the 397 sales into three price ranges, the picture gets clearer:
- Under $300K: 138 homes sold at a median of $251,250
- $300K to $499K: 212 homes sold at a median of $360,000
- $500K and up: 47 homes sold at a median of $580,000
The middle range is where most of the activity is. More than half of all Manchester sales landed between $300K and $499K. If your home fits there, you will have the most recent sales to compare against, and also the most homes for buyers to compare yours with.
How fast each range sold
Speed differs by price range too. These are median days on market, which counts the days a home was listed before it went under contract:
- Under $300K: 21 days
- $300K to $499K: 32.5 days
- $500K and up: 26 days
Homes under $300K moved fastest. That fits what I see every week: there are fewer homes for sale in that range and plenty of buyers looking.
Buyers paid close to the list price
On average, Manchester homes sold for about 98% of their final list price. Of the 382 sales with a list price on record, 194 (51%) closed at or above list and 188 closed below it.
So most sellers are not getting big bidding wars, and most are not giving away large discounts either. A home that is priced in line with recent sales usually sells close to its asking price.
The right price saves time
This is the number I share with every seller. Of those 382 sales:
- 235 homes never cut their price, and they sold in a median of 11 days
- 147 homes cut their price before selling, and they took a median of 79 days
The first price you choose does a lot of work. Homes priced right from the start tend to sell quickly. Homes that start too high often sit, then cut, then sell later. My guide to lowering your price goes deeper on this.
What buyers are comparing you with right now
As of October 27, 2026, there were 137 homes for sale in Manchester at a median list price of $359,900, and another 34 were under contract. Buyers shopping today walk through those homes, then walk through yours. Your price needs to make sense next to them, not just next to last year's sales.
Why a free home value matters
A median is a midpoint, not your price. These things move your number up or down:
- Your street and the homes around you
- Square footage, bedrooms and bathrooms
- Updates, such as the kitchen, baths, roof and heating and cooling
- Condition and how well the home has been cared for
- Land, garage, shop or other features buyers value
A home value built on nearby sales looks at homes that are truly like yours, sold recently and close by. That gives you a real starting point for a decision, whether you plan to sell this year or just want to know. My home value guide explains how a comparative market analysis works and how it differs from an appraisal.
