What days on market show
How Long Will It Take to Sell My Manchester House?

When you are planning a move, the first question is usually not about price. It is about time. How long will my house be on the market? When can I count on the money for my next home? Here is what the Realtracs MLS shows for Manchester (37355) over the last 12 months, and what it means for your own plan.
The short answer: the median Manchester home spent 28 days on market, and the median sale took another 30 days from contract to closing. More than half sold within a month. Homes that were priced right from the start sold much faster than homes that needed a price cut.
The median was 28 days on market
Of the 397 Manchester homes sold from October 2025 through September 2026, the median spent 28 days on market. The year before, from October 2024 through September 2025, it was 26 days. So the pace has been steady, just a little slower.
Days on market counts the days a home was listed for sale before it went under contract. It does not include the time it takes to close, which I cover below.
Most homes sold within a month
Here is how the 397 sales broke down:
- 30 days or less: 212 homes (53%)
- 31 to 90 days: 107 homes
- More than 90 days: 78 homes
So a typical well priced home in Manchester can expect interest in the first few weeks. But about one home in five took more than three months. Those homes usually had something holding them back, most often the price.
Your price range matters
The share of homes that sold in 30 days or less was different in each price range:
- Under $300K: 82 of 138 homes (59%)
- $300K to $499K: 105 of 212 homes (50%)
- $500K and up: 25 of 47 homes (53%)
Homes under $300K had the best odds of selling quickly. The middle range had the most competition from other listings, so it was closer to an even split. My post on what is happening with homes at your price shows how many homes are competing in each range right now.
Homes for sale right now
As of October 27, 2026, 137 homes were for sale in Manchester. The median one had been listed for 42 days so far, and 38 had been listed for more than 90 days.
Those numbers are worth knowing before you list. If you are thinking about selling, buyers will see your home next to these. A home that has been sitting for a while may be a sign of a price that does not fit, and buyers notice that too.
Price cuts came with more time
This is the clearest pattern in the data. Of the 382 sales with a list price on record:
- Homes that never cut their price sold in a median of 11 days
- Homes that cut their price took a median of 79 days
Pricing does not just affect how much you get. It affects how long you wait. Most buyers look hardest at new listings in the first weeks. If the price is right, that is when offers come. If it is too high, the home can sit until a cut brings buyers back.
Then comes closing
Days on market stops when you accept an offer. After that, the buyer's loan, appraisal, inspections and title work all need time. In the last 12 months, the median Manchester sale took another 30 days from contract to closing.
So a rough timeline for a typical sale looks like this:
1. A few days to a few weeks to get the home ready and listed
2. About four weeks on market for the median home
3. About four more weeks from contract to closing
Your own timeline could be shorter or longer. Cash buyers can sometimes close faster, and some loans or repairs can take more time. My report on how Coffee County homes were bought compares contract to closing times for cash, conventional, FHA and VA sales. My step by step guide to selling covers each stage, and my post on the best time to sell talks about seasons.
How to keep your timeline on track
- Price it right from day one, using recent nearby sales
- Take care of small repairs and cleaning before photos (see my post on fixing things up before listing)
- Have your disclosure statement ready early
- Plan your next home at the same time, so closing dates line up
