What homes really sold for
How Much House Can I Buy in Manchester?

Before you fall in love with a home, it helps to know what your money can buy here. I cannot tell you your budget. Only a lender can do that, based on your income, debts, credit and savings. But I can show you what Manchester homes actually sold for, straight from the Realtracs MLS, so you know what to expect at each price.
The short answer: half of Manchester homes sold for under $333,900 in the last 12 months, and the middle half sold between $277,000 and $411,636. Most sales landed between $200K and $399K. Under $300K, choices are thin right now, so get pre approved before you shop.
397 homes sold, median $333,900
From October 2025 through September 2026, 397 homes sold in Manchester (37355). Half sold for under $333,900. The middle half, leaving out the lowest quarter and the highest quarter, sold between $277,000 and $411,636.
That middle half is a useful range to keep in mind. It is where a typical Manchester buyer is shopping.
Where most homes sold
Here is how the 397 sales split by price:
- Under $200K: 27 homes
- $200K to $299K: 111 homes (28%)
- $300K to $399K: 147 homes (37%)
- $400K to $499K: 65 homes
- $500K and up: 47 homes
Together, the $200K to $399K ranges made up 65% of all Manchester sales.
What each price range bought
Inside each range, the median sale price was:
- Under $200K: $165,000
- $200K to $299K: $260,000
- $300K to $399K: $339,000
- $400K to $499K: $443,000
- $500K and up: $580,000
What you get at each price depends on size, age, condition, location and land. A home on acreage outside town and a newer home in a subdivision can sell for the same price and be very different homes. My pages on new construction homes, homes with acreage and townhomes and condos break those groups out.
What is for sale right now
As of October 27, 2026, 137 homes were for sale in Manchester:
- Under $200K: 2
- $200K to $299K: 21
- $300K to $399K: 62
- $400K to $499K: 18
- $500K and up: 30
The $300K to $399K range has the most choices by far.
Under $300K, choices are thin
Under $300K, 138 homes sold in the last 12 months, and only 23 are for sale now. At $500K and up, 47 sold and 30 are for sale.
If your budget is under $300K, expect competition for good homes. Have your pre approval ready, look at new listings quickly and be ready to write an offer when the right home comes up. My post on whether homes sell over asking shows how buyers fared in each range.
A lender sets your real budget
These numbers show what homes sold for, not what you can afford. A lender looks at your own situation. Get pre approved before you shop, so you know your price range and sellers know you are ready.
When you talk with a lender, ask about:
- Your monthly payment, including property taxes and insurance, not just the loan amount (see my Coffee County property taxes guide)
- How much cash you need for the down payment and closing costs
- Loan programs you may qualify for, such as FHA, USDA, VA or THDA down payment help
Remember that the most you can borrow is not always the amount you should spend. Leave room for repairs, savings and life.
Costs beyond the price
The price is only part of what you need to plan for. Before you settle on a budget, think about:
- Your down payment and closing costs
- A home inspection, plus any radon, termite or septic checks
- Homeowners insurance, and flood insurance if the home is in a flood zone
- Moving costs and any early repairs or furniture
- Utilities, which can differ between city service and rural homes on septic or a well (see my utilities guide)
Planning for these up front helps you choose a price range you will be comfortable with after you move in.
