Are Manchester Homes Selling Over Asking?

Blog cover: Are Manchester Homes Selling Over Asking? Sale price vs list price, by price range, Matt Sargent, Keller Williams

If you are shopping for a home in Manchester, you may have heard stories about bidding wars and offers far above the asking price. Is that what is happening here? Should you offer over list to have a chance? Here is what the Realtracs MLS shows for Manchester (37355) over the last 12 months.

The short answer: mostly, no. Most Manchester homes sold at or below their list price, and the typical sale was right at list. Your price range makes a difference, and a home that has already cut its price may leave more room to talk.

Mostly at or below asking

Of 382 Manchester sales with a list price on record, from October 2025 through September 2026:

  • Above list: 56 homes (15%)
  • Right at list: 138 homes (36%)
  • Below list: 188 homes (49%)

So about one sale in seven went over asking. Half sold below it.

The typical sale

On average, homes sold for about 98% of their final list price. The median sale was right at 100% of list, meaning the middle sale closed at its asking price. The year before, the average was also about 98%.

This is a steady, balanced market. Well priced homes often sell at or very near list. Homes that are priced too high tend to sell below it, or sit.

By price range

The share of homes that sold at or above list price was different in each range:

  • Under $300K: 52%
  • $300K to $499K: 54%
  • $500K and up: 33%, with an average of about 97% of list

In the lower and middle ranges, about half of buyers paid list or more. At $500K and up, buyers had more room to negotiate. That fits the higher number of homes for sale in that range, which I cover in my post on homes at each price range.

Compared with the first price

The list price at the time of sale is not always the first price. Against the original list price, homes sold for about 96% on average. Only 144 of 382 (38%) sold at or above their first price.

When you look at a listing, check the price history. A home that started higher and came down may tell you something about how the seller is feeling.

Price cuts tell a story

147 of 382 homes that sold had a price reduction first. After a median of 79 days on market, they sold for about 92% of their original list price.

Homes that never cut their price sold for 98.7% of their original price on average. For buyers, that means a fresh, well priced listing may draw strong interest quickly, while a home that has been sitting may be more open to an offer below list.

Homes for sale right now

As of October 27, 2026, 56 of 133 active Manchester listings with an original price on record (42%) had a price reduction. That can mean room to talk, but every seller and every home is different. A seller who has already cut twice may be ready to deal, or may feel they have already given enough.

How to write a confident offer

1. Know the recent sales. I will pull sales of similar homes nearby so you know what the home is likely worth.

2. Check days on market and price history. A new listing and a listing at 90 days call for different approaches.

3. Get pre approved first. Sellers take offers more seriously when a lender has reviewed your finances. My first time buyer guide explains how.

4. Think about more than price. Closing date, earnest money, inspection terms and any help with closing costs all matter to a seller.

5. Plan for the appraisal. If you use a loan, the lender's appraisal needs to support the price.

Common offer mistakes

  • Offering far over list on a home that has been sitting for months
  • Offering far under list on a fresh, well priced listing and losing it
  • Forgetting that a seller also cares about the closing date and how sure the deal feels
  • Skipping the inspection to look stronger, which can leave you with costly surprises (see what a home inspection catches)
  • Not checking the price history before deciding how to approach the seller
