Homes for Sale Near Arnold AFB

This page uses real Realtracs MLS numbers for Coffee County, the last 12 full months, October 2025 through September 2026, with active listings as of October 27, 2026, to compare Manchester, the Coffee County portion of Tullahoma and the rest of the county.
Where the base sits: according to the base, Arnold AFB is located in Coffee and Franklin counties between Manchester, Tullahoma and Winchester, which form a triangle around it on the Highland Rim. TDOT describes Interstate 24 exit 117 as the primary access to the Arnold Engineering Development Complex, west of the interstate. Hillsboro sits on the eastern side of the base. - Manchester and the Coffee County portion of Tullahoma had 786 of the 862 closed sales in the county from October 2025 through September 2026, and 286 of the 317 active listings on October 27, 2026.
- The median sale price was $333,900 in Manchester and $294,500 in the Coffee County portion of Tullahoma, compared with $324,700 countywide.
- 91 sales countywide closed with a VA loan, 10.6 percent of all sales. The VA share was 11.8 percent in Manchester and 8.7 percent in Tullahoma.
- The median VA sale price was $356,000 in Manchester and $310,750 in Tullahoma, with a countywide VA median of $355,000.
- Of the 313 active listings with a list price, 170, or 54.3 percent, were priced from $200,000 to $399,999.

A buying checklist for a move to Arnold AFB

- Ask about each address. Confirm the school district, whether the home is on city utilities or well and septic, and whether it would make a good rental if you get orders again.
